2. Educational purpose — not advice
HearthLoan provides general educational information and self-service calculators. Nothing on this site is personalized financial, legal, tax, or investment advice, and using the site does not create an advisor, fiduciary, or lender-borrower relationship. HearthLoan is not a lender, mortgage broker, or loan originator and does not accept, process, or forward loan applications. 3. Calculators produce estimates
Our calculators return estimates based on the values you enter and on standard modeling assumptions and default figures (for example, state-level tax and fee baselines, mortgage-insurance formulas, and market-rate context). These defaults are simplifications and can be out of date. Real loan terms, rates, closing costs, taxes, and insurance depend on your lender, your file, and local rules, and your actual results will differ. Always verify any number with your lender and the relevant official source before making a decision.
4. No warranty
The site and its tools are provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, completeness, merchantability, fitness for a particular purpose, or non-infringement.
